The proposed conversion of art-deco style Royalty House in Douglas reimagines a former office building as a contemporary 64-bedroom hotel, helping bring underutilised commercial space back into active use within the town centre. The proposals include a new restaurant, bar and reception area at ground floor level, alongside a rooftop spa incorporating treatment rooms, gym facilities, sauna, plunge pool and terrace spaces overlooking Douglas Bay.
Located on Walpole Avenue, the scheme reflects a wider shift in how older commercial buildings are being adapted in response to changing patterns of office demand and increasing interest in the Isle of Man’s hospitality sector. The project demonstrates how existing structures can be repurposed to create high-quality visitor accommodation while contributing positively to the ongoing regeneration of Douglas.
